1. Make sure the price is right

2. Keep it clean (and tidy)
You never get a second chance to make a first impression, so make sure the first impression counts. Make sure your property it as tidy as it can possibly be prior to each viewing. The eye gets drawn to the wrong things so make sure you show the property inn its best light.
3. Come out smelling of roses
Perhaps not literally, but you don’t want to put potential buyers off with unusual household smells. There is a lot to be said for keeping your property fresh and odour-free, so make sure there’s nothing that could cloud a buyer’s judgement (or their noses).
4. Poor DIY or building work
We’ve all tried to fix the drains or tackle jobs around the house. If you can do it, great. If not, then unfortunately bad DIY work stands out like a sore thumb and can really deter buyers. If there is something that needs putting right then we would recommend that you do so prior to the first viewing.
5. Colour can be a red rag to a bull
Colour preference is subjective, so set the tone right and make it as easy as possible for the prospective buyer to visualise how the property could look by using neutral tones.
6. A poor entrance can make for a quick exit
Entrance halls often set the tone from the outset. Get the look right and it set the viewing off on a positive note. Get it wrong and you could put someone off before they’ve got both feet in the door. Try to keep it clear of clutter and give the feel of light and spaciousness where you can.
7. A dog isn’t always a man’s best friend
In our experience, pets often polarise viewers’ opinions. On one hand, those who aren’t pet-lovers might be out off by the presence of an animal. On the other, pet lovers will end up giving their attention to the pet – and not your property. It isn’t worth the gamble either way so make sure that they’re out of sight and out of mind.
8. Don’t lead a potential buyer down the garden path…
Gardens are often overlooked but are often vital in the decision process. Giving your garden a spruce up can really transform the exterior of a property. Remember the front garden is equally important a dishevelled front can often deter purchasers from viewing.
9. Be flexible
Making sure that your house is easy to view is common sense – but something that is often overlooked. Selling your property can be time-intensive; however it’s something that you need to commit to in order to help the process along. As a result, you may need to be available or be willing to get your property in shape at short notice. Just remember, it’s only short-term and each viewing is one step closer to your next property.
