Why should I sell my home through Mortemore Mackay? Isn’t it something I can do on my own online?
There is plenty to choose from in a crowded market place. The major claim of the so called online agents is that they provide a cheaper service as street agents and provide the same service. The reality is often very different and even the claims to be cheaper when you look at the net figures achieved often vendors lose money with online agents invariably achieving less than the local established agent. Online agents only account for 4% of the total market and lack the local presence and knowledge of the established agent. Local agents have databases of waiting purchasers actively looking within the area and therefore they aim to generate as much exposure for your property as possible.
The biggest flaw in the online agency module is that they get paid regardless of whether they sell your property or not. That means that as soon as you have instructed them they are guaranteed a fee regardless and there is no incentive to get you the owner the best possible price. The sales process is not just simply finding a buyer as the process can involve negotiations all the way through and again an agent that has their fee guaranteed regardless has no incentive to ensure your best interests.
National and Online agents often look to add monies on for additional services. Quite common is for the client to have to use their panel solicitors or face an additional charge and London postcodes are normally charged more than the headline price with some companies. Again this fee is payable regardless of the condition of a sale.
Sales progression often involves complexities local to an area and often local agents have the in depth local knowledge to resolve them.
With local agents they offer the complete service to suit you such as accompanied viewings and structured open days again to ensure we maximize your selling price. Many purchasers prefer to be shown by the agent rather than the homeowner as it gives them more freedom to discuss the property openly and look at the property in closer detail than engage in conversation with the homeowner. Again the agent has in depth local knowledge which will always help to try and maximize the interest and more importantly the price.
If my property doesn’t sell online agents are purely relying on new people coming into the market and remember they are completely postcode specific. We sell across 6 postcodes and are therefore not postcode specific meaning we expose your house to applicants that may be looking in another postcode originally. The only offering an online agent can really do is for you to alter the price an established local agent has a vast database and will cross sell and has greater flexibility to try new avenues.
A key factor when selling your home is the feedback you get from applicants that have viewed your property. With many online agents this process is automated and therefore feedback is often not obtained. How many people fill surveys after the event whereas we always ensure that we ring applicants after they viewed to get their thoughts and of course in most instances we are conducting the viewings so we get their honest opinions straight away. This is valuable knowledge when marketing your property and could highlight anything that could be easily altered.
How long does it take for a sale to go through?
This all depends on a number of factors. If there is no chain and everyone involved in the process such as the buyer, the seller and the solicitor cooperates, then it could take a couple of weeks. If there are more factors at play then it is likely to take longer. On average the timeframe is between ten and twelve weeks.
How much will Mortemore Mackay charge me to sell my property?
Our fees will be covered when we visit your home, included in this cost is:
- Newspaper advertising
- Online advertising on Mortemore Mackay’s website
- Inclusion on all prominent online portals including Rightmove.co.uk and Zoopla.co.uk Primelocation.co.uk
- Photography
- Property details sheets (including shop window cards)
- ‘For Sale’ boards
Are their any additional marketing costs?
Not for our property marketing service.
How much should I expect to pay a solicitor?
Legal fees vary from practice to practice however we work with a number of trusted partners who offer competitive fees and, more importantly, will handle the conveyancing quickly and efficiently.
Will I need to be present for viewings?
No. In fact, we would recommend that the owners aren’t present so that those viewing the property feel relaxed and at ease when asking questions.
Will you provide me with feedback after every viewing?
Yes, we want to work closely with you to ensure that your property sells as quickly as possible. As a result, any feedback that could improve your chances of a sale will be given to you by the next working day after the property was viewed.
What if you can’t sell my property?
Providing that the property is appropriately priced, property is presentable and we are doing our job, the property will sell. If you feel that you’re not happy with the length of time it is taking you can withdraw the property from sale without incurring any charges.
You have valued my property and I/we have decided to use Mortemore Mackay. Can we go to market immediately?
We will visit you one more time to prepare the property details pack and take the internal and external photography. Once you have approved the details pack we will then prepare the online and print advertisements. We will also need to commission the preparation of an Energy Performance Certificate (EPC) before any marketing takes place, which only takes a couple of days.
What is the Complaints Procedure?
Mortemore Mackay look to provide the highest level of customer service as members of the Property Ombudsman. Should you feel that you have a complaint to raise we will try to handle the complaint in house and reach an amicable soluction to ensure our customers are happy. Should you feel the need to raise a complaint we would ask that you provide this in the first instance either in writing to our office address to Mr C Mortemore or by email to christian@mortemoremackay.co.uk. Any complaint raised will be fully investigated and we would hope to reach an amicable solution. If we fail to do this then we would seek the assistance of the Ombudsman.
